If property owners or tenants have been unable to pay rent due to financial hardship caused by COVID-19, you may be eligible for rental assistance from the state.

The State recently received $247 million for rental and utility assistance from the federal government.

The Colorado Emergency Rental Assistance Program (ERAP) can help renters as far back as April, 2020. Help can include past due, current, and two additional months of expected rent costs. After the initial assistance, you can apply for additional assistance, if funds are still available.


ERAP Program Guidelines

You (property owners and/or tenants) may qualify for the Emergency Rental Assistance Program (ERAP) if:

  • The tenant was unable to pay the property rent or mobile home lot rent because the tenant experienced financial need due to COVID-19.
  • The tenant's household monthly income is at or below the maximum income listed here (80% Area Median Income.) 
  • You (property owner and/or tenant) have not already received rental assistance that covered the tenant's rent for the months requested.
  • You complete the application for assistance and provide all of the needed documentation.
  • Other qualifications and documentation required will be explained by the agency you work with to access the funds.

Assistance for homeowners and higher income renters is temporarily paused while we wait for additional funding. Please check back in a few weeks to see if you qualify for assistance under the new funding.
